How To Avoid Home Buying Mistakes

 1. Do your homework. Enter the Park County, Colorado market well-prepared by researching location, school district, deed restrictions, and taxes.

2. Don’t try to make a shrewd investment. Focus on finding the best place in Alma or Fairplay (or the surrounding area) for you and your family to live rather than trying to predict the real estate market.

3. Choose the right location. Consider what part of Park County you would like to live in and avoid homes located on busy streets or too far away from where you want to work and play.

4. Don’t overlook an inferior floor plan for an attractive exterior. Choose a great floor plan over a great exterior because you'll spend far more time inside the house than outside.  You can always enhance the exterior but it is much more difficult and expensive to expand a room.

5. Don’t overlook how the home will function for your family. Consider features that are most important to your family and choose a Como or Jefferson home that will meet those needs. For example, some areas of South Park get quite a bit of snow, you may want to have a garage.

6. Have the home properly inspected when buying a resale and even a new-build. Hire a professional inspector to evaluate the home's true condition, which could save you thousands of dollars in repairs and maintenance.  There are many companies in the Alma and Fairplay area to hire or you can hire a company based in Summit County or even the Denver area.

7. Get what you want by being patient. If it's a used home, allow time to negotiate and get the best deal possible. Not rushing the process could save you $5,000 on the purchase price.

8. Wait for a better time to buy based on the market and interest rates. Not waiting is one of the biggest mistakes a home buyer can make.  We’ve learned that everything happens for a reason. That perfect Hartsel home may come available next month.

9. The biggest home buying mistake is not buying at all. Buying a Fairplay or Alma home will give you a place to call your own and allow you to take advantage of tax breaks and build equity. I can’t tell you how many times my buyers have said “I should have done this years ago instead of wasting my money on rent!”.
